STRUCTURAL POLICIES

    1. Land measuring xyz sqm shall only accommodate bungalow structures (No storey structures).
    2. Any plot of plots combined together, i.e regular plot (xyz sqm) plus any other irregular plot less than abc sqm making a cumulative size of y&y sqm and above may be allowed to erect a storey structure subject to certification of the structural engineers having perused the customer’s drawing(s) and building plan(s) and confirmed same to be in conformity with the approval from Building Development Control.  
    3. Every single plot above yyy sqm in single measurement shall not be allowed to erect less than a storey structure.
    4. Notwithstanding the multiple number of single unit of xyz sqm a customer is buying, the customer shall not be allowed to build more than bungalow structure (s) on same.
    5. No customer shall be allowed to build shop(s) or commercial outlet(s) within the estate entirely, except only on the allocated shops/offices etc.
    6. No religious activities shall be allowed within the estate, except on in the allocated religious centers.
    7. Every customer shall submit his/her building plan/drawing for perusal by our architects to certify same in conformity with the estate’s structural designs.
    8. There shall be periodic cube tests of concrete mixture proposed to be used by the customers. This is in conformity with our administrative policy of
    9. Quality Control, Quantity Control Check, Quantity Control Check and Certification.
    1. Oversight concrete German flooring is mandatory at foundation level for any type of structure in the estate.
    2. Fencing policy shall be ‘see through’ on the front projection. It shall be 4coaches of concrete from ground level, plus burglary metal or wrought iron or any such opened design as may suit the aesthetic interest of the owner.
    3. There shall be space of 1metre to the drainage before the commencement of fence. This shall be reserved by every land owner carved with kerb stones and reserved for planting flowers in order to maintain the aesthetics of the estate. The closest structure to the front fence shall be set back by 5meters, while the sides and back shall be set back by 1.5metres round.
    1. Upon commencement of any project, the landlord shall notify our civil engineering office for inspection of setting of lines and other necessary activities.
    2. Every structure in the estate shall use roscheline wire/cable for its electrification connection from the pole to the meter board.
    3. Every landlord shall procure a prepaid meter for each apartment built.

       

          1. The front view of the fence of every structure in the estate shall be opened and be a ‘see through’ to enable security personnel within the estate observe any suspicious, unusual or irregular activity.
          2. There shall be presence of security personnel obtained from a reputable and duly registered security outfit within and at the major entrances of the estate.
          3. Every house in the estate shall have security bell/alarm to alert neighborhood security in times of distress.
          4. Every house in the estate MUST have fire extinguishers (minimum of two), mounted anywhere at the gatehouse of their gateman/house keeper and another mounted anywhere around their kitchen.
          5. Every house that employs a security officer must register the private personnel with the estate security outfit for recognition and other necessary security formation.
          6. Every house must fix intercom to enable the security personnel communicate with the inner household and avoid hooting unnecessarily, to sustain the sanctity of the estate.
